LANDLORD SHALL,
at its sole cost and expense, perform the work as set
forth, including all materials, labor permit fees and
assessments, to construct a new GRAY SHELL lease premises
in accordance with the following specifications.
DIMENSIONS - All measurements to determine
space dimensions should be taken from the centerline of
each interior wall to the exterior of each shell wall.
FLOORING - Clean, level, watertight, continuous
concrete slab floor. Smooth finish, ready for floor covering
PERIMETER/DEMISING
WALL - Full height non-rated perimeter walls from
floor to above finished ceiling. Demising walls to roof
deck. Smooth finish 5/8" gypsum wall board on 2 1/2"
metal studs. Taped and sanded, ready for paint
INSULATION - R19 insulation installed in
all window sills, bulkheads and diminishing walls
CEILING - All new suspended acoustical tiles
and grid. Equivalent to ceiling installed in lobby area.
FIRE PROTECTION -
Sprinkler system for shell building to be designed and
installed per building, municipal and fire department
requirement. Fire alarms system as per local code
STOREFRONT -
New straight storefront (with no offset, cutbacks or
vestibules). Laminate safety glass for window frames
in accordance with elevations; two (2) double front door
6' - 0" wide by 8' - 0" tall aluminum frame glass
entrance door. Standard weather seals, hardware and closure
mechanisms. Best access cylinders
HVAC SYSTEM - Five new Trane 13 SEER HVAC
unit(s) heat pumps or equivalent on roof with fan coils
into space (no ductwork), including emergency heat strip,
thermostats, exhaust fans, drain pans, condensate switches
and stub out.
ELECTRICAL -
New conduit stubbed from Landlord's SES (service entry
section) to rear of space for future 200 amp service.
PLUMBING -
1 1/2" waterline overhead of demised premises in ceiling
with shut off valve. Sewer line under slab, stubbed approximately
2' from wall.
